大城市郊区新城商业发展新趋势与规划探索——基于上海嘉定新城的实践思考
New Trend and Planning Research of Commercial Plan in Big City Suburbs: A Case Study of Shanghai Jiading New Town

摘要: 当前的商业规划更多从城市整体指引网点布局,重点偏重中心城区,对于郊区新城这一特殊地区的人群与商业模式缺乏特定的考虑。在市场经济作用日益强化背景下,新城地区商业发展出现了许多新业态与趋势。在解读新城地位与特征基础上,分析了现状城市商业规划对新城的应对困境,并总结了市场主导下的新城商业新趋势和动力。接着通过大城市新城人群特征分析入手,总结出当前大城市新城特有的人群构成与消费行为需求。最后通过上海嘉定新城商业规划的实证,提出从规模、结构、业态、特色4方面对新城商业特征的评价,并从明确中心、增强特色层级、细化体系指引3方面提出了对新城商业规划实践探索,希望能为商业规划实践创新,尤其是外围新城的商业规划提供一定的启示。
Abstract: The current commercial plans lay emphasis on the central city, neglecting the suburban new town. Today the role of market economy becomes increasingly important, so the commercial development of suburbs presents many new formats and trends, and deserves further attention. Based on the analysis of status and characteristics of suburbs, this article firstly points out its difficult position under the current commercial plans and its new commercial trends driven by market. Secondly it summarizes the composition of crowd and the consumers’ demand. Thirdly it evaluates the commercial characteristics of suburban from size, structure, format and feature by the case of Shanghai Jiading metro area. Finally it makes suggestion on the commercial plans of suburbs from the following three aspects, namely selecting the center, enhancing the distinctive hierarchy and refining the system, so as to provide some reference to commercial plans innovation, especially in suburban area.
